Preventative Maintenance Programs

Keeping your system properly maintained will lower energy and repair costs, prevent breakdowns and prolong the life of your equipment.
Preventative maintenance includes inspection and cleaning of all components for proper operation in the following applications:

We have Preventative maintenance programs to fit any size application and meet your maintenance needs monthly, quarterly or annually, including the inspections listed above, special coil cleaning treatments, filter changes, Eddy Current Testing, belt changes, etc.

Chiller Systems
Record suction and discharge. Check oil pressure. Inspect refrigerant controls. Inspect refrigerant charge. Inspect safety controls. Inspect low pressure cut out. Inspect high pressure cut out. Inspect operation of crankcase heater. Inspect shaft seals for signs of leaking. Inspect operation of heat pump changeover. Inspect valves. Check temperature drops across dryers and strainers. Inspect Solenoid valves. Check oil color and level through sight glass. Check capacity control operation.
Multi-Zone Air Handling System
Lubricate fan bearings; fan belts check; adjust and/or change (if needed); fans and fan drive alignment; outside air intake screens; fan coil units; condensate pans and drains; expansion valves; bulb clamp; fans and scrolls; condition of cooling and exhaust system.
Air Handling System
Lubricate fan bearings; fan belts check; adjust and/or change (if needed) fans and fan drive alignment; outside air intake screens; fan coil units; drip pans and drains; expansion valves; bulb clamp; fans and scrolls; condition of cooling and exhaust system.
Split Systems
Record suction and discharge. Check oil pressure. Inspect refrigerant controls. Inspect refrigerant charge. Inspect safety controls. Inspect low pressure cut out. Inspect high pressure cut out. Electrical
Record motor amperage and compare to rating. Lubricate motor bearings; noise and vibrations; connections on magnetic starters; voltage amperage on electrical heaters compare with rating. Make sure all control boxes have proper covers.
Control Compressor
Drive belt tension (adjust or change if needed) and pulley alignment; oil level; drain condensate from receiver; operation and calibrations of pressure switch; operation and adjustment of pressure reducing valve.
Exhaust Fans
Inspect bearings and shafts. Inspect integrity of fan wheels. Check motor amperage and windings. Check motor bearings and note abnormalities. Clean fan wheels and exhaust screens.
HVAC Package Unit
Inspect coil condition. Inspect controls. Inspect and calibrate safeties. Inspect expansion valves and record superheat. Inspect crank heater. Inspect evaporator temperature differential. Inspect and clean condensate drains and pans. Inspect economizer operation. Inspect and adjust if needed damper linkage. Inspect motor operation. Inspect, adjust and/or change belts (if needed) Inspect drive condition. Inspect fan condition. Inspect for proper rotation. Inspect bearings. Inspect alignment. Inspect contractors and points. Inspect connections.
Circulating Pumps
Inspect pump head; inspect mechanical seals or stuffing box; inspect and tighten motor and pump mounting; inspect and repair piping insulation; inspect wiring and conduit; inspect general condition for rust; inspect valves; inspect and lubricate motor and pump head bearings; inspect motor pump coupling for alignment; condition and security to shaft.
Refrigeration & Ice Machines
Check inlet water supply for worn o-ring. Check water distributor jets for blockage. Check voltage and amperage to motor. Check evaporator coil and clean as needed. Clean condenser coil. Check hot water tank and clean as needed. Check inlet valve seat clean scales as needed. Tighten all electrician connections. Tighten all bolts. Oil motors if applicable. Check capillary for cracks or worn out spots. Check cube water flow system with ice machine cleaner.
